Developer seeks to bring a further 640 student rooms to Ealing Broadway
Plans for the CP House office building will contribute to the transformation of Ealing Broadway into a residential area with an emphasis on accommodation for single people
The developers Space Works are inviting resident comments on a proposal to build 640 student rooms and an office block on the site of CP House at 97-107 Uxbridge Road.
A planning application has already been granted by Ealing Council to Commercial Estates Group to build 504 student bedrooms on the Exchange Plaza site between the green-tinted Cavalier House and the fire station and to Tide Construction to build 412 student rooms at 42 Hastings Road, opposite West Ealing Station.

The development of student accommodation in Ealing comes at the same time as a series of co-living developments are in the construction pipeline. Work is expected to start soon on Sandringham Mews on the west side of High Street Ealing, opposite Wagamama, which will have around 318 co-living rooms, including 14 wheelchair accessible units and 10 designated for care leavers. British Land, which has planning permission to build a 21-storey building opposite Ealing Broadway station and stretching to the Uxbridge Road, is believed to be examining switching its main use from offices to co-living units.

CP House was built in the 1970s with an 11-storey tower and a four-storey wing. Many Ealing residents will remember taking their children to the building for COVID-19 vaccinations during the pandemic.
Ealing Council granted developers permission to build a new office building on the site of CP House in 2022 but Space Works are planning to re-submit the application to divide the project into student accommodation and office space. The new proposal will also include a route between Uxbridge Road and Walpole Park.
Space Works are hosting a virtual exhibition, which allows residents to leave comments. The deadline for comments is 6 August.
According to Space Works: “We believe that these fresh proposals better address current and future demand – still delivering a sustainable office space building in the heart of Ealing town centre whilst also providing vital purpose-built student accommodation to support the University of West London’s growing student population.”
Purpose-built student accommodation is a major growth area for developers. An increase in student accommodation could reducing pressure on private housing supply which could lead to lower rents and reduce housing waiting lists.
